Rent Collection

Successful collection of rents requires solid systems in place that provide residents a variety of options to pay, and hence get your money to you faster. Residents have the choice of paying online via a checking account or credit card or using a local cash payment center to pay their rent in cash. These options translate into fewer delinquencies and better cash flow.

Compliance

Between all the fees and inspection deadlines, compliance can be a daunting task and getting in trouble just seems so easy. We keep your property compliant and you out of trouble by maintaining the appropriate Lead Certifications and where applicable make sure that Fire and Rental inspections are performed within the proper deadlines. Here at East Coast Management, we understand that every dollar counts. And to help protect your dollars our company has maintained strong long-term partnerships with trusted local vendors helping us keep maintenance and repair costs down, minimizing losses due to incidental repairs and keeping regular maintenance items affordable. We are in the Property Management business, not the home repair business. We will never mark up a vendor’s cost. You pay what we pay.

Leasing

A thorough leasing process is the seed of every healthy real estate portfolio. We set your listing up for success through professional photos and utilizing over 50 listing sites, no expense is spared to ensure that you vacancy turns as quickly as possible.


Once a prospect applies, we perform a thorough screening process of their rental, income, and credit background. This involves true verification of all information, much further then just a simple review of documents. All of this is performed strictly within fair housing guidelines to ensure you as a property owner remain compliant.


Upon approval, a lease drafted. All leases are reviewed by our attorneys once per year to ensure full compliance with local law and maximum protection to you as a client. We NEVER use auto generated leases from legal web sites or any other source besides our own attorneys.  Once the lease is signed a resident must provide full payment of their deposit, first months rent up front. They must secure utility services and a renters insurance policy. Keys are not handed off until all the above has happened.


Upon move in a thorough move in inspection report which includes photos and condition notes on all areas of the home is generated and signed off by the resident. This ensures maximum retention of charges on any relevant damages on move out while easing any anxieties the resident may have about being charged for damages, they are not responsible for (because calm residents make good residents).
